As we move through mid-Q3, I’ve been keeping a close eye on the residential market in Metro Vancouver and the Fraser Valley. This season, we recorded 1,900 residential sales in Metro Vancouver—a softer finish to summer 2026 than many had expected, and another month where activity landed below earlier forecasts. If you’ve been watching the numbers with me, you’ll notice the composite benchmark price settled at $1.08M in Mid-Q3, edging down from Early-Q3. This trend is creating more buyer-friendly conditions across our local communities.

Active inventory reached 15,800 properties, which means buyers have a much wider selection and sellers are working a bit harder to stand out in the crowd. The most notable price adjustment was in detached homes, with the benchmark dropping to $1.8M. Apartments and attached homes are now at $686K and $1.03M, respectively. Metro Vancouver’s sales-to-active listings ratio is sitting around 12%, indicating a clear buyer’s market with more options and greater negotiation room.

With over 30 years of experience guiding clients through these shifts, I know how important it is to understand what these changes mean for your next move—whether you’re searching for your dream home or planning to maximize your sale. As always, I’m here to help you navigate these evolving market conditions with confidence and clarity.
