The latest numbers show BC’s standing inventory has reached 6,700 homes—an important snapshot for anyone navigating our province’s real estate landscape. Of these, 5,500 are condos, with the rest spread across townhomes and some multiplex units. It’s not just about Vancouver or Burnaby (which led with 1,210 unsold homes), but also Surrey (798), Coquitlam (620), and Richmond (396), as well as communities like Kelowna (372), Langley Township (276), and New Westminster (224). Even further afield, we’re seeing notable inventory in places like Delta (211), Langford (188), Esquimalt (173), North Vancouver (135), Abbotsford (118), and Chilliwack (100)—totalling 5,840 homes across these cities alone.
There’s a story behind these numbers. While many conversations focus on presale studios and one-bed units, the data tells us inventory challenges extend well beyond that, with a range of sizes and prices available. Having spent over 30 years helping clients buy and sell throughout Greater Vancouver, the Fraser Valley, and beyond, I see how these trends shape opportunities and decisions in our communities. My goal is always to help you understand what’s behind the stats so you can make the best move for yourself and your family.
