Federal GST Rebate Benefits First-Time Homebuyers
Canada launched a first-time buyer GST/HST rebate, offering up to $50K back on qualifying new homes.
Full relief applies at ≤$1M; benefits taper between $1M–$1.5M, and end above $1.5M.
The CRA began accepting applications, with options to apply online, mail forms, or credit rebates at closing.
Eligibility is narrow: generally 18+, citizen or permanent resident, and no owned-and-lived-in home past 4 years.
Experts said it may steer demand toward new supply; savings can help monthly costs, but won’t restore affordability alone.
I’m seeing a new federal tax rebate give first-time buyers some real relief on newly built or renovated homes. It can lower costs, but it’s tightly targeted and not a full affordability fix.
Applications open for first-time home buyer rebate up to $50,000
The federal first-time buyers’ GST/HST rebate program offers up to $50,000 back on newly-built homes priced up to $1 million, with smaller rebates for homes priced between $1 million and $1.5 million. Substantially renovated homes also qualify. Buyers can apply online or by mail, must be at least 18, and not have owned a home in the past four years. The program aims to support new home purchases and stimulate the housing market.
Renting in Canada Better, but for How Long?
National asking rents fell monthly for almost 1.5 years, reaching a 33-month low, easing pressure.
Industry voices warned a “supply cliff” could start in 2028 if developers slow, eventually pushing rents upward.
Current rental construction is record-high, but much reflects decisions from 1–2 years earlier, not future plans.
With many units completing current and next year, finding tenants is harder, and rents and occupancy may fall.
Some long-term developers still plan thousands of units, betting lower costs and reduced charges can sustain supply.
I’m seeing renting in Canada feel less punishing lately, with more supply and better deals showing up. The big worry is developers pulling back, which could bring back shortages and higher rents later.
